With its manufacturing quality increasingly becoming better each time, modified bitumen is becoming one of the most-used commercial roofing materials in Corpus Christi TX. However, it is still susceptible to the forces of nature. Depending on your location, its lifespan will greatly vary. However, modified bitumen roof coating may just be the answer to prolonging the material's lifespan.
Acrylic elastomeric paint often works in preventing metal roofs from deteriorating due to rust and excessive UV absorption. However, it can act as modified bitumen roof coating as well. Inland Coatings has a great explanation about elastomeric paint's efficiency in improving modified bitumen performance.
Modified Bitumen Roof Coating Advantages.
Every Modified Bitumen and BUR roofing system has its own unique set of needs. We’ve tailored our coating products to give you the best protection against the elements for your roof. Here are five reasons why you should choose Inland Coatings for flat roof repair and reinforcement:
Eliminate Leaks & Reinforce Your Roof
Our roof coatings provide a strong yet flexible membrane that adds protection, eliminates leaks and dramatically extends the life of your roof.
Waterproofing Properties
Our flat roof coating creates a flexible and tough rubber membrane to seal out water. This coating is a great solution for both new and aged Modified Bitumen roofs as well as smooth BUR systems.
Highly Reflective Cool Roofing Systems
Our white coating offers a highly reflective finish to keep the building cool while eliminating heat-related expansion and contraction issues. Silicone roofing solutions for commercial buildings also offer excellent solar reflectance. (Read more)
One thing that the article above did not mention was modified bitumen's fire risk. Torch down roofing requires professional Corpus Christi TX roofing contractors with experience to have licenses to perform heat-welded modified bitumen installations. In fact, even after installation, torch down roofing is still a high fire risk for many commercial properties.
For this reason, modified bitumen roof coating reduces the material's fire risk. In addition to reducing UV ray absorption and contributing to internal roof cooling, it will increase the material's lifespan by improving its fire resistance. Truco Coatings has a good elaboration on this.
Modified Bitumen Roof Coating: Fire Resistance
Within warehousing applications, it’s critical to have access to products designed to mitigate fire hazards in the facility. Many of the leading elastomeric coatings are now designed with this functionality has a foremost consideration. For companies operating a facility in which fire hazards are a common concern, Just Super – 7140-FM from Truco is the product of note. Fire resistant additives have been included within the coating to help assure lasting fire protection. Elastomeric coatings are now helping safeguard modified bitumen roofing systems and drive long-term value for property owners looking to mitigate maintenance costs. (Continued)
Modified bitumen roof coating is an invaluable asset to commercial property owners. Every roof material degrades and suffers in performance over time. Coatings may only slow down the process. However, by reducing the risk brought by major contributors to roof aging and degradation, even modified bitumen roofs can last for a good 20-40 years on par with single-ply roofing.
Construction Canada has a great explanation how modified bitumen achieves this without special coatings. Imagine the long-term benefits of using modified bitumen roof coating with these advantages already present. Learn more below.
Modified Bitumen: Contributors to Roof Material Aging
An ideal roofing system would offer exceptional durability and a long-term waterproofing solution. All things age and degrade over time, and the abuse of rooftop exposure takes its toll on mod-bit assemblies. The compound in the modified bitumen sheet becomes exposed through mineral loss or, in cases where mineral was not part of the original design, the degradation of the installed coating. The key culprits in aging are heat, ultraviolet (UV) exposure, freeze-thaw cycling, and time.
Once exposed to the forces of nature, the mod-bit compound begins to age. This is a result of compatible fractions of the original asphalt ‘baking off’ reducing the SBS-asphalt compatibility. Further, the butadiene fraction of the SBS (i.e. rubber) has a tendency to crosslink, resulting in ‘stiffening’ of the polymer structure. This aging results in compound cracking and, if left unattended, compound failure and potential systems leaks. While this can happen anywhere in the system, it is much more critical to address issues of aging near flashing details. A majority of leaks happen at the edge details or at flashings around mechanical units, drains, and roof penetrations. (Continued)
