Are There Ways to Repair Modified Bitumen to Its Original State?

Asphalt rolled roofing or modified bitumen is a top choice among Corpus Christi TX property owners. They're easy to apply, they guarantee excellent insulation, and you won't have any problems replacing them. Modified bitumen's price is within the same range as rubber roofs and provides almost the same amount of protection and durability. However, can you repair modified bitumen to its original state or should you have it completely replaced?

The truth: it's highly improbable to repair modified bitumen roofs to its initial condition 100%. However, it is certainly possible to use other materials such as coating to improve its lifespan. In addition to routine maintenance, acrylic roof coatings can do so much for modified bitumen roofs.

One of the biggest problems modified roofs commonly have is its dark color. Similar to rubber roofs, its dark color makes it absorb more of the sun's UV rays. In turn, this transmits the absorbed heat into your property and causes havoc to your local insulation.

Acrylic Roof Coatings

With acrylic roof coatings, you can apply a light UV-reflective color and improve the overall membrane durability with an added coating. The additional coating can possibly serve as a sacrificial layer especially during snowstorms. Depending on the condition of your roof, a roofing contractor can either install a roof maintenance system, such as an AcryShield Roof Management (ARM) System or a roof restoration system, such as an AcryPly Roofing System. The ARM systemmodified bitumen roofing (shown below) for modified bitumen roofing substrates uses a base coat directly over your existing roof.  Customized local reinforcement is put in place in areas where extra support is needed.  Then the highly reflective, bleed-blocking top coat is sprayed over the entire roof surface.  This imbeds the local reinforcement in-between the base and top coats, giving your roof the strength and protection it needs in those areas that have extra damage.

The AcryPly Roofing System (shown below) for modified bitumen roofing substrates is an excellent alternative to a roof tear-off and provides needed reinforcement across the entire roof substrate.  This  modified bitumen roofingsystem uses a base coat over the existing roof, followed by LiquiSeal asphalt emulsion, which fills in any cracks and voids, providing an added level of waterproofing and an excellent foundation upon which to build the balance of the membrane. Then polyester fabric is rolled out over the entire roof substrate for an extremely durable reinforcement layer. Next, the base coat is sprayed, allowing the fabric to be fully imbedded in-between the LiquiSeal and base coat, providing strength and support to your damaged roof.  Finally the highly reflective, bleed-blocking top coat is sprayed, leaving you with a fully-reinforced, custom installed roof that eliminates the need for a costly tear-off. Silicon Roof Coatings

Another alternative is to use silicon roof painting. Modified bitumen can break down just within a decade of its installation. If the property's low-slope isn't capable of shedding off all rainwater efficiently or it has a problematic roof drain system, then the modified bitumen's lifespan is certainly cut in half.

However, a silicon roof coating system can actually revitalize it into full functionality once again. Major Painting has a great case study. Here is an excerpt from the service they used as an "answer" below.

On this project, Major Painting partnered with Farha Roofing. Farha Roofing, a commercial roofing contractor was responsible for removing all obsolete equipment from the roof as well as removing the old membrane on the North parapet wall and replacing it. For this 7,500 square foot roof we proposed restoring the roof with a Silicone Roof Coatings System manufactured by Progressive Materials.

We chose the silicone roof coatings system because the existing roof was fully adhered, structurally sound, and the silicone systems is cost efficient allowing the Owner’s dollars to go further in his update of the building. The process to coat this modified bitumen is a little more extensive than that of other coating systems. Before the coatings process started a thermal image scanning of the roof was conducted to locate any areas of moisture retention. There were only (2) spots found to be holding moisture under the membrane for a total of 50 square feet. The installation process of the coatings commenced with pressure washing the complete field, removing all dirt and debris allowing the coatings to properly adhere. The second step involved applying an acrylic primer to the complete field.

The primer was applied not only to ensure the silicone coating would adhere properly, but also acts as a bleed blocking agent. With any asphalt type of roof, there’s a chance the silicone will react with the asphalt when they’re in direct contact creating a chemical reaction where the particles in the asphalt move towards the surface of the silicone, resulting in a yellowing of the silicone.
